Rentix Application Guidelines
What it Takes to Rent With us.
At Rentix, we strive to ensure a smooth and transparent rental application process. Each individual 18 years or older who plans to occupy or co-sign for the residence must submit their own application, along with a $59.95 non-refundable application fee. This fee covers the cost of processing your application but does not guarantee approval or an offer to rent. Even if you’ve recently run your credit, you’ll need to reapply through our system, as we cannot accept outside applications.
In addition, each applicant must provide:
1. Two forms of valid identification, one of which must be a Photo I.D. (acceptable forms include: driver’s license, passport, social security card, permanent alien registration card).
2. Proof of income: See below requirements.
3. Proof of current/most recent residence: Two months of rent check copies, online receipts, or bank account statements. If you own/owned your home, provide your most recent utility bill with your name and address.
4. Credit protection service users(such as LifeLock): Ensure that your protection is temporarily lifted so Rentix can run your credit report. Failure to do so can delay or invalidate the report.
Additional documents may be requested to satisfy your application.
Income Requirements
Is there a minimum income requirement?
Household income to be equal to or greater than 2.5 times the monthly base rent amount.
Co-Signer income to be equal to or greater than four times the monthly base rent amount.
You must provide verification of your source of income within 48 hours* of submitting your application.
What documents can be provided as proof of income?
A copy of the following documents can be provided to Rentix Property Management to verify income is paid directly to the applicant:
1. Alimony
2. Cash Aid
3. Child Support – Court Ordered/Verified
4. Disability
5. I-20
6. Financial Aid – Indicating credit due
7. Housing Vouchers
8. Unemployment
9. Income from employer – 3 recent paychecks
I. W-2: it is acceptable when three recent paychecks are not available; however, the W-2 must be from the current employer
II. New hires only
- – Provide a letter on company letterhead verifying monthly salary; we will call the company’s Human Resources department to verify the offer.
- – The letter from Human Resources must be dated within 60 days of application.
10. Self-employment income
I. Tax returns from the prior 2 years
II. 1099 forms will be accepted if taxes have not been filed
QUALIFICATION DOCUMENT VERIFICATION: We will use a third-party service to verify the authenticity of any qualification documents you supply with your application. Documents you provide to meet Rentix Property Management’s qualification criteria must be in digital format. In the event RPM is unable to confirm the authenticity or qualification documents are not received in digital format, your application may be denied.
What if my household does not meet the income criteria?
If the total household income does not meet the income criteria, then you must provide 6 most recent bank statements indicating at least:
30 month’s base rent as the ending balance
Exception If you recently sold your home (if unable to provide most recent 6 months of statements): Provide Escrow Final closing statement and three most recent bank statement in which the funds were deposited in.
Feel free to contact our office if you have another situation that you feel qualifies.
Qualification Criteria
At RPM, we consider several factors, including but not limited to:
– Credit score: A minimum score of 640 is required for all applicants.
– Income: The combined income of all applicants must be at least 2.5 times the monthly rent. All verifiable income sources will be considered. Applicants using rental vouchers or subsidies will have their income threshold calculated based on the tenant’s portion of the rent, not the full amount. Such applicants will also have the opportunity to provide alternative evidence of their ability to pay rent, which must be submitted within 48 hours of the application.
– Rental history: Positive, verifiable rental or homeownership history for at least three years is required. If these criteria are not met, a co-signer may be requested.
Pet Policy
At Rentix, we welcome pets in most of our properties, but there are some exceptions. Be sure to check the specific property listing online and verify with our applications department before submitting an animal screening profile. We accept a maximum of two pets per property unless otherwise stated.
Pet Requirements
All pets must be properly licensed and up to date on vaccinations as required by state or county law. You will need to upload documentation that confirms this. Following must be submitted:
1. Two recent photos of each pet.
2. Vaccination records.
Certain breeds are not accepted due to insurance restrictions. These include (but are not limited to): Pit Bulls, Staffordshire Terriers, Doberman Pinschers, Rottweilers, German Shepherds, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Siberian Huskies, Wolf-hybrids, or any dog with a bite history. If you’re unsure whether your pet may fall under these restrictions, please contact our applications department before proceeding.
Some properties may have additional breed or size restrictions. Please refer to the property’s online listing before completing the animal screening application.
An additional security deposit may be required for each pet. The amount may vary depending on the property owner’s policy
Pet Screening
Rentix uses a third-party animal screening service as part of the application process. If you are applying for one of our properties and have a pet or service/companion animal, you will need to complete an animal screening profile for each pet prior to moving in.
Pet screening: $30 per pet.
Companion/service animal screening: Free of charge.
Pet Deposit and Fees (non-emotional support/service animals):
Monthly Fees: $25/Month – Per Pet
Deposit: $250/Pet
One-time non-refundable administrative fee of $50 (subject to change) is charged at lease signing.
Please note that animal screening reports are non-refundable.
ESA/Service Animal Notice
The above pet policies, restrictions, deposits, and fees do not fully apply to verified emotional support animals (ESAs) or service animals as defined under the Fair Housing Act and California law. Rentix Property Management will make reasonable accommodations for tenants with disabilities who require an ESA or service animal. Tenants must provide valid documentation from a licensed health care provider, and all animals must comply with local licensing and vaccination requirements.
Common Reasons for Application Denial
1. Incomplete application or missing required documentation or insufficient income.
2. One or more applicants failing to meet the qualification criteria.
3. Another applicant being more qualified.
4. False information on an application.
5. Evictions or landlord collections within the last 10 years.
6. Unpaid child support.
7. Unsatisfactory references.
8. Non-discharged bankruptcies.
Fees and Charges
– A one-time lease preparation administrative fee of $299 (subject to change) is charged at lease signing.
– In addition to rent, each property is subject to a monthly Resident Benefits Package fee of $24.95 (subject to change). This package includes 24/7 emergency maintenance, multiple payment options, an online resident portal, licensed vendors, a utility concierge program, and a home-buying assistance program.
– All move-in costs must be paid online or by cashier’s check; no personal checks are accepted.
Residential Lease Terms
– Leases must end on the last day of the month.
– Rent payments, work order requests, and lease signings are all done electronically.
– Rent increases occur annually, subject to local market conditions and regulations.
– Renters are responsible for utilities, as outlined in the rental ad.
– HOA dues are covered by the owner, but fines for HOA violations must be paid by the renter.
– Renters must provide proof of liability insurance before move-in. Affordable coverage can be obtained through our Resident Portal. Failure to provide insurance will result in Rentix PM securing coverage and charging a $15 monthly fee (subject to change).
Time-Sensitive Matters
The only way to hold a home is with a signed lease and full payment of the base security deposit. Rentix will hold a property for up to 72 hours. However, if multiple qualified applications are received, this timeframe may be reduced to 24 hours to sign the lease and provide a deposit once the lease and portal invite are sent.
Even after approval, your offer to lease may be withdrawn if a more qualified applicant submits an application and the holding fee hasn’t been paid.
Roommate Liability
At Rentix, we understand that sharing a home can be beneficial, but it’s important to know that all tenants are jointly and severally liable. This means that each renter is equally responsible for the terms of the lease. For example, if one roommate fails to pay rent, all tenants are held responsible.
Roommates should consider having a written agreement outlining how rent, bills, and responsibilities will be divided. Rentix cannot intervene in roommate disputes, so it’s essential to have a clear understanding of financial responsibilities before signing the lease.
